A: We searched and analyzed many states/cities including Florida and North Carolina. We found that Dallas has many advantages over other cities in other states. Following is a list of reasons why we selected Dallas area and Royse city.
1. There is no state tax in Texas.
2. Dallas is a fast growing clean city in Texas with least pollution and humidity.
3. Warmer area with less humidity is most suitable for old age
4. Fairly large Malayalee population
5. Real estate prices are still affordable
5. Collin county is one of the quiet suburbs and Royse City is a small community
6. Downtown Dallas is only 35 miles away from Royse City
7. Major hospital is only fifteen minutes away
8. Dallas Fort Worth International Airport is just 48 miles away
Q: Will there be a Home Owners Association?
A: Yes, there will be a Home Owners Association. Home Owners Association will decide what is best for the occupants, both for living in the project and for keeping the project at top level.
Q: Why there is a maintenance cost and how much?
A: We are planning for a luxurious life style in this project with many amenities. These amenities require day-to-day running by many personnel employed by the project. Project will have to take care of many items such as lawn maintenance, security, parks, lakes, swimming pools, gymnasiums, libraries, etc. The cost for all these items will have to be shared by the residents of the project who enjoy all these facilities. Since project is planning to employ people at very affordable rate for all these jobs, maintenance cost is expected to be very affordable.
Q: What kind of maintenance is available?
A: There will be different kinds of maintenance available for your convenience. Some of them are optional and some are not. For example, linen service is optional while lawn maintenance is not optional. Why lawn maintenance is not optional is because we want to see that the project lawns are always well maintained. We do not want to lose the project's appearance. Optional items will have additional fees that the residents need to pay if they choose that service. New maintenance items can be added with enough requests from the occupants. Please suggest to the office if you want to see certain maintenance service in the project.
Q: One of the important wishes of a Malayalee at an old age is to have a dignified death. How important is this for the project?
A: Generally, our community hates to talk about our own death, but we all will face death one day. Dignified Death is what we all wish to have. According to our thinking, if there are a few people in this world that can identify us as good friends after our departure from this world, we achieved a dignified death. Project occupants will have ample opportunities to become a very positive influence in the minds of others who live in the project. As you all know, charity is a part of this corporation and there is already a decision to spend at least ten percent of its profit for charitable work. Project will plan to do charitable activities in which the occupants get chances for direct participation. We expect that such direct participation will increase our peace of mind, which in turn will help our physical health for a long and enjoyable retired life, leading us to have a dignified death.
Q: Is the project only for Christians?
A: No. Any one is welcome to purchase houses in the project irrespective of their religion and enjoy the life in the project. Partners who are Christians from Kerala own the project. The project will run just like a Christian Religious Educational Institute back in Kerala where students and teachers of all religion are part of it.
Q: Will the project encourage our next generation to participate in this effort?
A: Definitely yes. We will use all our opportunity for doing this. As time goes by, we expect more and more voluntary/paid participation from our second generation. After all, this is a community center and our next generation is our future.

A: Yes, there is a plan for a helipad in the project.

A: No. Project will not sponsor people from India to employ in individual's house.
